No. 001 — LONDON

A short list of very good homes.

UrbanLane is a six-person agency in Shoreditch. We take on around forty homes a year, we photograph all of them properly, and we tell you what’s wrong with them before you ask.

PROCESS

Three conversations, then we go

01

We walk the place

An hour on site, no cameras. We tell you what we think it’s worth and what we’d change first. If we don’t think we’re the right agency for it, we say that too.

02

We build the file

Architectural photography, a measured floorplan, an EPC, and a written description that mentions the north-facing bedroom. Usually eight working days.

03

We run it properly

Accompanied viewings only, seven days a week, and a call from a named person every Friday whether there’s news or not.

What people said afterwards

I viewed four flats with two other agents before UrbanLane and none of them mentioned the flat above ours was mid-renovation. Priya told me on the phone before we'd even booked the viewing. Small thing, but it's why we went with them for the actual purchase.

Elena valued our flat lower than the agency down the road, which annoyed me at the time. She was right - we sold in nine days at the asking price she recommended, not the inflated one we wanted to hear.

Marcus processed my referencing in four days flat while I was mid-move from Leeds. The flat wasn't perfect - the boiler needed a service in month two - but James had someone round within a day.

We must have been a nightmare client, we changed our minds about area twice. Sofia never once made us feel like it. She found the Lansdowne Crescent house two weeks after we'd given up on Notting Hill altogether.

I've used three agencies to manage my flats over the years and UrbanLane is the first one that tells me bad news before I find out from the tenant.

The listing photos weren't glamorous, no wide-angle tricks, and I said so. Elena's answer was that buyers would rather see the real room sizes. She was right - we had six viewings in the first weekend.
