No. 004
Bermondsey
The short version
Where the warehouses are still becoming flats.
What it’s actually like
Bermondsey Street is the neighbourhood’s spine, a run of former leather-trade warehouses now holding White Cube, a clutch of good restaurants and, on Saturdays, the Maltby Street Market crowd spilling out from the railway arches. The residential streets running off it are still mid-conversion, which is exactly the opportunity.
It is rougher round the edges than Shoreditch and does not pretend otherwise, some of the arches are still light industrial, some blocks have not been touched since the 1990s. That is why the price per square foot still lags the north side of the river by a wide margin.
It suits buyers priced out of Shoreditch who want the same warehouse-conversion character, and anyone willing to bet that the gap to the City across the river keeps closing as it has for the last decade.
Worth knowing
Direct Jubilee line access into the City
White Cube gallery and Bermondsey Street’s restaurant run
Maltby Street Market on weekends
Better value per square foot than neighbouring Southbank
Ongoing conversions mean some streets are still unsettled
