The park view everyone in London claims to know someone who has.
What it’s actually like
Primrose Hill is small enough that most of it is within a seven-minute walk of the park, and that proximity is the entire premium. Regent’s Park Road carries the shops, a proper butcher, two good bakeries, no chains to speak of, and the terraces running off it are almost entirely residential.
It has a reputation for famous residents that is mostly overstated by estate agents trying to justify a price. What is true is that turnover is low and stock is scarce, so a well-priced house here rarely sits on the market for more than a fortnight.
It suits families who have already decided on the postcode and are waiting for the right house, rather than buyers still comparing areas, the premium here is hard to justify unless the park view actually matters to you.
